Why Is My Chimney Leaking Water Inside From Above?

Why Is My Chimney Leaking Water Inside From Above?

If you are noticing water stains, damp walls, or active leaks inside your home near the chimney, especially after rain, it is a clear sign that something is wrong. A chimney should never allow water to enter your home. When water is coming in from above, it usually means the masonry chimney is not properly sealed or the exterior materials have begun to fail.

At Becker Enterprise Group, chimney leaks are one of the most common issues we inspect, and they are almost always tied to cracks, deteriorated mortar joints, or failing stucco on the chimney exterior.

Why Chimney Leaks Are More Common Than You Think

Masonry chimneys are constantly exposed to harsh weather conditions. Rain, snow, wind, and temperature changes all take a toll over time. Without proper maintenance, even a well-built chimney can develop weak points that allow water to penetrate.

Chimneys Are Fully Exposed to the Elements

Unlike other parts of your home that are protected by siding or roofing systems, chimneys are often fully exposed on all sides. This makes proper sealing and regular maintenance extremely important.

Small Exterior Issues Can Cause Major Interior Damage

Many homeowners are surprised to learn that small cracks or minor mortar damage can lead to significant water intrusion. Once water finds a pathway into the chimney system, it will continue traveling downward until it reaches the interior of your home.

Common Reasons Water Is Leaking Into Your Chimney

Understanding why chimney leaks occur can help you take action before the damage worsens.

Cracked or Deteriorated Mortar Joints

Mortar joints hold the masonry structure together and help seal out moisture. Over time, mortar can crack, crumble, or wash away due to age and weather exposure.

Why Mortar Failure Leads to Leaks

When mortar joints deteriorate, water easily penetrates the chimney structure. That moisture then travels through the masonry and eventually shows up inside your home as stains, damp drywall, or active dripping.

Cracked or Failing Stucco on the Chimney

Many chimneys are finished with stucco. Stucco should act as a protective exterior shell, but when it cracks or crumbles, it allows water to seep behind the surface.

The Importance of Proper Stucco Sealing

Stucco must be properly sealed and maintained to remain effective. Any cracking, separation, or surface breakdown creates an entry point for water that leads directly into the chimney system.

Chimney Crown and Flashing Issues

The chimney crown and flashing are designed to direct water away from vulnerable areas.

If the crown develops cracks or the flashing becomes loose or improperly sealed, water can enter from the top or sides of the chimney and travel downward into the home.

Why Ignoring a Leaking Chimney Is Risky

A chimney leak is not just an inconvenience. It can cause serious damage if not addressed quickly.

Interior Water Damage

Water entering through the chimney can damage ceilings, walls, insulation, and framing. Over time, this can lead to costly repairs throughout the interior of your home.

Structural Deterioration

Ongoing moisture weakens masonry materials. Bricks, blocks, mortar, and stucco can all deteriorate faster when exposed to repeated water intrusion.

Mold and Air Quality Concerns

Moist environments create ideal conditions for mold growth. Chimney leaks often lead to hidden moisture problems that affect indoor air quality and overall comfort.

How Proper Chimney Sealing and Masonry Repairs Prevent Leaks

It is very important to ensure that your masonry chimney is completely sealed correctly and that all mortar joints or stucco surfaces are intact. Professional repairs address the root cause of the leak rather than masking the symptoms.

At Becker Enterprise Group, we thoroughly inspect chimneys to identify exactly where water is entering and recommend the correct long-term solution.

What Happens If I Allow My Concrete to Remain Cracked for Too Long?

What Happens If I Allow My Concrete to Remain Cracked for Too Long?

Cracked concrete is something many property owners notice and then postpone fixing. A small crack in a driveway, walkway, patio, or concrete slab often feels harmless at first. However, allowing cracked concrete to remain unrepaired can lead to far more serious problems over time. Concrete damage rarely stays the same. It typically worsens, spreads, and creates safety, structural, and financial concerns.

At Becker Enterprise Group, we regularly inspect concrete surfaces that started with minor cracking and later required extensive repairs or replacement because the issue was ignored.

Why Cracked Concrete Should Never Be Ignored

Concrete is strong, but it is not flexible. Once a crack forms, the integrity of the surface is compromised. That crack becomes an entry point for moisture, temperature changes, and soil movement, all of which accelerate deterioration.

Expansion and Contraction Cause Cracks to Grow

Concrete naturally expands and contracts as temperatures change throughout the year. When cracks are present, these movements put stress on the surrounding areas.

Freeze and Thaw Damage

In climates like New Jersey, Eastern Pennsylvania, and Delaware, water can seep into cracks and freeze during colder months. When water freezes, it expands. This expansion forces cracks to widen and deepen, leading to surface breakdown and instability.

Shifting and Sinking Concrete

As cracks allow moisture to reach the soil below, the ground can erode or settle unevenly. Over time, this causes concrete slabs to shift, sink, or tilt. This is especially common in driveways, walkways, steps, and concrete pads.

Structural and Safety Risks of Cracked Concrete

Cracked concrete is more than just an appearance issue. It can create real hazards for homeowners, business owners, and visitors.

Trip and Fall Hazards

Uneven or broken concrete surfaces are a leading cause of trips and falls. Walkways, patios, and steps with visible cracking or separation increase liability risks for property owners.

Damage to Nearby Structures

When concrete slabs shift or sink, they can pull against connected structures such as foundations, retaining walls, or masonry steps. This added stress may lead to additional cracking in adjacent brickwork, stone, or basement walls.

How Cracked Concrete Impacts Property Value

Concrete surfaces play a major role in curb appeal and functionality. Visible cracks can negatively impact how a property is perceived.

Reduced Curb Appeal

Cracked driveways, patios, and walkways make a property look poorly maintained. This can be a concern for homeowners planning to sell or commercial properties welcoming customers.

Higher Repair Costs Over Time

Small concrete repairs are often straightforward and cost effective. Once cracks worsen and slabs begin to move, repairs become more complex and expensive. Early intervention almost always saves money.

The Importance of Professional Concrete Repairs

Addressing cracked concrete early helps prevent widespread damage. Proper repairs restore strength, improve safety, and extend the life of the surface.

At Becker Enterprise Group, we identify the cause of the cracking rather than simply covering it. This ensures long-lasting results instead of short-term fixes.

Should My Stucco Be Cracking and Crumbling on My Home or Building?

18th, December | Uncategorized

Should My Stucco Be Cracking and Crumbling on My Home or Building?

If you are noticing cracking, crumbling, or pieces of stucco falling away from your home or commercial building, it is natural to wonder if this is normal or something more serious. The short answer is no. Your stucco should never be cracking or crumbling. Stucco is designed to be a durable, protective exterior finish, and when it begins to fail, it is usually a sign that repairs or remediation are needed sooner rather than later.

At Becker Enterprise Group, we regularly help property owners understand why stucco damage occurs and what steps should be taken to protect their investment.

Why Stucco Should Not Be Cracking or Crumbling

Stucco is meant to act as a strong exterior barrier that protects the structure beneath it from moisture, temperature changes, and everyday wear. When properly installed and maintained, stucco can last for decades. Cracking and crumbling indicate that something has gone wrong, either with the installation, the materials, or ongoing exposure to environmental factors.

Common Causes of Stucco Cracks and Deterioration

There are several reasons why stucco may begin to crack or break apart over time.

Moisture Intrusion Behind the Stucco

Water is one of the biggest threats to stucco systems. If moisture gets behind the stucco due to failed flashing, improper sealing, or damaged sections, it can weaken the material from the inside out. Over time, this trapped moisture causes cracking, bubbling, and eventual crumbling.

Natural Settlement and Structural Movement

Homes and buildings naturally shift and settle over time. Without proper expansion joints or flexible materials, stucco can crack as the structure moves. These cracks may start small but can grow if left unsealed.

Poor Installation or Aging Materials

Improper mixing, incorrect application thickness, or skipped curing steps during installation can shorten the life of stucco. Older stucco systems may also begin to fail simply due to age, especially if they were never sealed or maintained properly.

Freeze and Thaw Cycles

In areas like New Jersey, Eastern Pennsylvania, and Delaware, repeated freeze and thaw cycles can be extremely damaging. Water that enters small cracks can freeze, expand, and cause larger fractures in the stucco surface.

Why Ignoring Cracked Stucco Can Lead to Bigger Problems

Cracked or crumbling stucco is not just a cosmetic issue. It can lead to serious structural and moisture-related problems if not addressed.

Hidden Water Damage

Once cracks form, water can penetrate the wall system and damage framing, insulation, and interior finishes. This damage often goes unnoticed until repairs become far more extensive and costly.

Mold and Interior Issues

Moisture trapped behind stucco creates an ideal environment for mold growth. This can impact indoor air quality and lead to health concerns, especially in basements and lower levels of the structure.

Reduced Property Value

Visible exterior damage sends a red flag to potential buyers and inspectors. Addressing stucco issues early helps protect both the appearance and value of your property.

How Proper Stucco Maintenance and Repairs Protect Your Property

Your stucco facade should always be protected by sealing cracks as soon as they appear or replacing damaged sections when needed. Timely repairs prevent water intrusion and help extend the life of the exterior system.

At Becker Enterprise Group, we specialize in identifying the root cause of stucco problems and providing long-lasting solutions rather than temporary patches.

Our team handles both roughcasting basement walls and roughcasting foundation walls using high-quality materials designed to withstand the elements.

Stuccoing Basement and Foundation Walls

If your basement or foundation walls show signs of deterioration or staining, stuccoing basement walls or stuccoing foundation walls is an effective solution. Stucco adds an additional layer of protection against moisture and weather damage while giving your basement walls a clean, finished look.

Parging Basement Walls

Parging is another effective technique to repair and reinforce concrete or masonry basement walls. This process smooths out irregular surfaces and provides extra protection against cracking, flaking, and moisture seepage. Our experts use cement-based mixtures specifically formulated for basement and foundation applications.

To address this, we removed the damaged facade carefully, ensuring no harm to the underlying structure. This stucco system not only enhances the chimney’s appearance but also protects it from future damage caused by rain, snow, and fluctuating temperatures.

Chimney Crown Installation for Enhanced Protection

The chimney crown is a vital component of your chimney, as it seals the top of the structure and prevents water from entering the chimney flue. In this Mt. A well-installed crown helps prevent costly repairs down the road by safeguarding the chimney’s interior and keeping your home safe from potential water damage.

From expertly restoring masonry steps to replacing worn sidewalk blocks, this project was all about combining durability with beautiful, timeless design.

Restoring the Front Steps: Brick Pointing & Bluestone Brilliance

The front steps of a home are more than just an entry point, they make the first impression. For this Bellmawr homeowner, the existing masonry steps had seen years of wear and tear. Cracked joints, loose bricks, and uneven surfaces posed not only a visual issue but also a potential safety concern.

Our team began by carefully assessing the structure of the existing steps. Rather than opting for a full tear-out, we performed a complete restoration, preserving the original charm while reinforcing the foundation and aesthetics.

Brick Pointing: We removed old, deteriorated mortar joints and repointed the bricks with precision. This process doesn’t just improve appearance, it strengthens the integrity of the structure and helps prevent water intrusion, a leading cause of future damage.

The result? A beautifully restored front entrance that is safer, sturdier, and guaranteed to last for years to come.

Concrete Sidewalk Demolition & Replacement

Cracked or uneven sidewalks don’t just hurt your home’s appearance,  they can be hazardous and are often a liability. As part of this project, we also demolished and replaced multiple sidewalk concrete blocks that had shifted or broken due to age, tree roots, or settling.

Our process included:

Precise Demolition: We safely removed the damaged sections without disturbing adjacent structures or landscaping.

New Concrete Pour: Using high-quality concrete, we poured and leveled new sidewalk slabs with a clean finish and seamless alignment.

Durability Focus: Each slab was finished with control joints to prevent future cracking, ensuring a long-lasting result that looks as good as it performs.

Featured Project: Historic Bluestone Stair Restoration in Cinnaminson, NJ

15th, August | Uncategorized

Historic Bluestone Stair Restoration in Cinnaminson, NJ

Featured Project: Historic Bluestone Stair Restoration in Cinnaminson, NJAt Becker Enterprise Group, we pride ourselves on combining craftsmanship, structural integrity, and respect for historical character in every project we take on. One of our most rewarding recent undertakings took place in the heart of Cinnaminson, New Jersey, a commercial restoration that beautifully bridged the gap between the 19th century and the 21st.

This featured project involved the full demolition and restoration of the front steps of a commercial building dating back to the late 1800s. These original steps, while historically significant, had deteriorated beyond repair after more than a century of use and exposure. The challenge? Replace the failing structure with a safe, code-compliant solution—without losing the charm and authenticity of the original design.

A Careful Demolition with Respect for History

The first step in this process was to carefully dismantle the original steps. Over time, the foundational support had weakened significantly, posing a safety risk. Our team took great care in this delicate demolition process, documenting each element to ensure the restored steps would match the original aesthetic as closely as possible.

It’s always a privilege to work on projects where history is literally embedded in the materials. As we removed the original stone treads, we were able to salvage many of the Bluestone pieces, some of which had been in place for nearly 150 years. Our commitment to preserving the past meant these stones wouldn’t be discarded but rather restored and re-integrated into the final design.

Strengthening the Foundation

With the old structure removed, we turned our attention to creating a long-lasting and safe new base. We poured new structural concrete footings to bring the entrance up to modern standards. These footings ensure the stairs will remain strong and stable for generations to come, without compromising the building’s original style.

Using advanced techniques and high-grade materials, we reinforced the substructure to withstand both time and the elements, making sure this historic entryway wouldn’t just look great, but it would also perform reliably for years into the future.

Restoring and Enhancing the Bluestone Aesthetic

Once the concrete base was complete, we turned our focus to the finishing touches that would give the stairs their timeless appeal. The original Bluestone treads where salvageable, and were fully refurbished by our team. This included careful cleaning, honing, and repairing minor imperfections while maintaining the patina that gives historic materials their unique character.

To give these refurbished treads an elegant, timeworn look, we applied an antiquing gloss finish. This not only highlights the natural beauty of the Bluestone but also provides added protection from moisture and wear. The gloss brings out the subtle veining and texture of the stone, allowing it to truly shine, especially when hit by natural light.

For areas where the original stone was too damaged to reuse, we sourced new Bluestone to match the historical material as closely as possible. The result is a seamless blend of old and new, where even the most discerning eye would be challenged to spot the difference.

Stucco Remediation in Atco, New JerseyStucco Remediation in Atco, New Jersey: Protecting Homes, One Project at a Time

At Becker Enterprise Group, we take immense pride in delivering exceptional craftsmanship that ensures the longevity and safety of homes in New Jersey. One of our recent stucco remediation projects in Atco perfectly demonstrates our commitment to quality and customer satisfaction.

The Problem: Water Intrusion and Defective Stucco

Our client, a homeowner in Atco, reached out to us after experiencing significant water intrusion through the original stucco facade of her home. Over time, her stucco exterior had begun to fail, leading to moisture seeping into the structure. Water intrusion is not just an aesthetic problem—left untreated, it can lead to severe structural damage and costly repairs down the line.

Adding to the complexity of the issue, the homeowner had recently replaced her windows. Upon installation, it was discovered that the old stucco was improperly installed, exacerbating the water intrusion issue. This is a problem we often see in homes with older stucco, especially when the installation was not done according to code or proper industry standards.

The Solution: Stucco Remediation Done Right

At Becker Enterprise Group, we specialize in stucco remediation, a service that’s critical for homeowners dealing with failed facades. When we arrived at the Atco property, our first priority was to carefully assess the extent of the damage. After evaluating the situation, we got to work removing the damaged, defective stucco and replacing it with a new, correctly installed system, layer by layer, according to code.

Stucco installation is a precise process, requiring the right materials and techniques to ensure long-lasting results. Many homes in New Jersey, particularly older ones, have stucco that has not been installed correctly or has deteriorated over time. Without addressing these issues, water intrusion can escalate, leading to mold, mildew, and even damage to the underlying wood framing of the home. Proper remediation, on the other hand, not only solves the immediate problem but also prevents future water damage.

We made sure to install the new stucco system with all necessary layers, including a weather-resistant barrier, mesh, base coat, and finish coat. Each layer serves a specific purpose to protect the home from the elements and ensure the facade remains durable and attractive for years to come.

Why Stucco Remediation Is So Important in Our Area

In New Jersey, homes are subjected to harsh weather conditions, from heavy rains to snowstorms and everything in between. Our homes take a beating from the elements, which can be especially tough on older stucco exteriors. When stucco is installed improperly or begins to degrade, water intrusion can lead to a variety of issues, including rotting wood, mold, and foundation problems.

Addressing faulty or aging stucco sooner rather than later is critical. If left unaddressed, the damage can only worsen, and repairs become more extensive and expensive. If your home’s stucco is showing signs of wear, it’s essential to get it inspected and remediated as soon as possible to avoid costly issues down the road.
